Le Parlement a approuv\u00e9 d\u2019une part <a href=\"https:\/\/www.parlament.ch\/fr\/ratsbetrieb\/suche-curia-vista\/geschaeft?AffairId=20150455\" target=\"_blank\" rel=\"noreferrer noopener\">le durcissement des sous-locations<\/a>, d\u2019autre part <a href=\"https:\/\/www.parlament.ch\/fr\/ratsbetrieb\/suche-curia-vista\/geschaeft?AffairId=20180475\" target=\"_blank\" rel=\"noreferrer noopener\">la r\u00e9siliation acc\u00e9l\u00e9r\u00e9e en cas de besoin personnel<\/a>. <\/p>\n\n\n\n<h3 class=\"gb-headline gb-headline-8456ba89 gb-headline-text\"><strong>Points essentiels :<\/strong><\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li>La sous-location est rendue plus difficile et ne sera d\u00e9sormais possible qu\u2019avec l\u2019accord \u00e9crit du ou de la bailleur\u00b7e.<\/li>\n\n\n\n<li>Les sous-locations de plus de deux ans pourront \u00eatre refus\u00e9es sans justification.<\/li>\n\n\n\n<li>Le ou la bailleur\u00b7euse peut r\u00e9silier le bail pour la prochaine \u00e9ch\u00e9ance ordinaire s\u2019il fait valoir un besoin personnel, les locataires peuvent \u00eatre mis\u00b7es \u00e0 la porte beaucoup plus rapidement. <\/li>\n\n\n\n<li>En cas de litige, la situation de vie des locataires n\u2019est plus prise en compte.<\/li>\n\n\n\n<li>Le droit en vigueur offre d\u00e9j\u00e0 suffisamment d\u2019outils pour lutter contre les abus de la part des locataires. C\u2019est pourquoi le <a href=\"https:\/\/www.news.admin.ch\/fr\/nsb?id=90749\" target=\"_blank\" rel=\"noreferrer noopener\">Conseil f\u00e9d\u00e9ral<\/a> a \u00e9galement recommand\u00e9 de ne pas entrer en mati\u00e8re sur ces deux projets. <\/li>\n<\/ul>\n\n\n\n<h3 class=\"gb-headline gb-headline-703336de gb-headline-text\"><strong>Pourquoi les \u00e9tudiant\u00b7e\u00b7s sont particuli\u00e8rement touch\u00e9\u00b7e\u00b7s :<\/strong><\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Les \u00e9tudiante\u00b7s vivent proportionnellement plus souvent en sous-location et ont de petits budgets.<\/li>\n\n\n\n<li>Les possibilit\u00e9s de logement pour les \u00e9tudiant\u00b7e\u00b7s, d\u00e9j\u00e0 limit\u00e9es, pourraient \u00eatre encore r\u00e9duites par les deux projets.<\/li>\n\n\n\n<li>Une d\u00e9t\u00e9rioration des conditions de logement augmente non seulement la charge financi\u00e8re, mais a \u00e9galement des r\u00e9percussions sur la sant\u00e9 mentale des \u00e9tudiant\u00b7e\u00b7s en raison de l\u2019ins\u00e9curit\u00e9.<\/li>\n\n\n\n<li>La situation sur le march\u00e9 du logement est tr\u00e8s difficile en ce moment. Les taux de vacance sont bas et la hausse du taux d\u2019int\u00e9r\u00eat de r\u00e9f\u00e9rence entraine une augmentation des loyers. <\/li>\n<\/ul>\n\n\n\n<p>Dans l\u2019ensemble, les conditions de vie et la stabilit\u00e9 financi\u00e8re des \u00e9tudiant\u00b7e\u00b7s en Suisse sont fragilis\u00e9es par cette attaque du lobby immobilier. Il est important que les int\u00e9r\u00eats et les besoins des \u00e9tudiant\u00b7e\u00b7s soient pris en compte lors de l\u2019examen et de la mise en \u0153uvre de telles modifications l\u00e9gislatives, afin de garantir qu\u2019ils et elles aient acc\u00e8s \u00e0 un logement abordable et stable. <\/p>\n\n\n\n<h3 class=\"gb-headline gb-headline-b196e273 gb-headline-text\"><strong>R\u00e9colte de signatures<\/strong><\/h3>\n\n\n\n<p>Les deux r\u00e9f\u00e9rendums ont r\u00e9colt\u00e9 environ 75\u2019000 signatures chacun et ont \u00e9t\u00e9 d\u00e9pos\u00e9s le 16 janvier 2024.
